Residential tower proposed near Las Olas Boulevard, Federal Highway

Steelbridge Capital wants to build a residential tower along Federal Highway just north of Las Olas Boulevard in downtown Fort Lauderdale.

Steelbridge Capital wants to build a residential tower along Federal Highway just north of Las Olas Boulevard in downtown Fort Lauderdale.

On Aug. 22, the city’s Development Review Committee will consider the application by Steelbridge Las Olas East LLC, an affiliate of the Miami-based developer, for the site plan on the one-acre property at 201 S. Federal Highway and 227 S.E. 6th Ave.

The project, called RD Las Olas, would have 352 residential units and 3,200 square feet of retail.

In June 2016, Steelbridge Capital bought the SunTrust Center office building at 501 and 515 East Las Olas Blvd. and some parking lots along Federal Highway for $90 million. That deal gave the company ownership of 26,577 square feet of the property now planned for RD Las Olas.

Steelbridge Capital has the 11,300-square-foot site at 201 S.E. 6th Ave. and the 5,650-square-foot site at 227 S.E. 6th Ave. under contract from individual owners.

Steelbridge Capital declined comment.

RD Las Olas would add to the development boom in downtown Fort Lauderdale. According to a June report from the city’s Downtown Development Authority, the area has 1,663 residential units, 92,531 square feet of retail and 16,287 square feet of office space under construction.

There are 5,459 residential units approved that have yet to break ground and another 3,735 units seeking approval.
