In 2012, Steelbridge was engaged to conduct a thorough analysis and review of Preferred Care Partners’ 72,000 square foot headquarters location within Datran Center in Kendall, Florida. Preferred Care Partners is a regional healthcare company that has been on an exponential growth trajectory since its inception in the early 1990’s. As a result of their growth, office uses had not been properly planned, future growth unaccounted for, and adjacencies ignored – resulting in notable operating inefficiencies. In an effort to address these challenges, Steelbridge conducted an extensive market analysis and search that identified multiple viable alternatives, including their existing location. After a lengthy and analysis driven vetting process, Steelbridge negotiated a ten-year lease expansion and renewal for Preferred Care Partners at Datran Center that included building signage, future flexibly for expansion, and a healthy tenant improvement allowance that helped reconfigure and realign operating groups, all at pre-economic recovery rents and terms.
